In this post: we look at bad experiences people have had at properties listed on Airbnb. And we collect learning for anyone wanting to start an Airbnb like platform.

What are Airbnb reviews
Airbnb is a platform built to bring people – service providers and travelers – together. The idea of spending a lot of money for short term accommodations at hotels was proving extremely expensive, and Airbnb capitalized on the lack of supply of affordable accommodations.

A guide to creating your own Airbnb with RentRoom – An Airbnb clone script
Ever since Airbnb has generated a lot of traction. The platform has over 5 million listings and is present in over 190 countries. It couldn’t grow this well if it didn’t allow its assets (hosts and guests) to review each other and pay attention to what they say.

What is Airbnb

We all know that Airbnb is a peer to peer service sharing platform. It allows people list their assets (homes or properties) and allow others to pay for such temporary living accommodation. All this is carried out online – via both web and mobile apps. Airbnb has turned the hospitality industry upside down ever since it broke through the market in 2008.

How about an Airbnb clone script

The Airbnb platform – on both web and mobile – has disrupted the travel and tourism industry. The platform is safe and secure for both hosts (property owners) and guests (travelers).

We have extensively written about Airbnb’s successful business model and how you can create a platform exactly like Airbnb – with all the features on both web and mobile platforms.

In this post: we delve into the possible challenges and solutions to creating a replica of Airbnb’s business model – and how Airbnb is solving big, day-to-day problems. We look at how you can differentiate and how to choose the desired tech platform. RentRoom.

What is Airbnb?
Some say that Airbnb is a travel company. Some say that they are a vacation rental company. In fact do you know what Airbnb defines itself as? They call themselves a customer service company. Which is bang on target

You see, Airbnb doesn’t own properties, it doesn’t create anything physical. What it does is serve two sets of communities. One, its long list of hosts (property owners) and two, people like us who want affordable, yet unique rentals for our vacation. And thus is the business model of Airbnb. It is a peer-to-peer platform which serves two sets of customers. Homeowners want travelers, and travelers want decent, unique, affordable rooms or homes.

We have written about Airbnb’s model in detail, looking at its statistics and revenue in – Create your own Airbnb with RentRoom – blog post. Do give it a read to gain a fundamental understanding of Airbnb.

Why is Airbnb different from boutique and large hotels
Now that we know what Airbnb is, let us at look at how different it is from hotels. You see, small to large hotel chains are very different to Airbnb, in the sense that hotels have to either lease or own the property (the hotel itself). Ownership is just the beginning. Hotels have to manage and maintain the premises to attract customers. So, they hire a lot of people and pay them salaries. When compared to Airbnb, hotels have a remarkably high capex (capital expenses). This is from a business perspective.

Looking at hotels from a consumer perspective, all rooms look extraordinarily similar. Barring some luxury suites and villas. This uniformity has become bland since the inception of Airbnb. Homes and properties listed on Airbnb are very different to one another. No two homes look the same or feel the same. Every Airbnb home offers a unique living experience to consumers.

There are boutique hotels which do offer such unique living accommodations, but they are few and far between. And they are no match for the sheer number of listings on Airbnb. News is that large hotel chains have started to create boutique experiences as well. Then again, they need to spend a lot of money to create such experiences.

How is Airbnb growing its service offerings
A direct line of communication between hosts and guests
Airbnb’s platform allows hosts – the home owners – and guests communicate directly with a built in chat option. This might be seen as a simplistic feature. However, when the service provider and receiver connect, many possible issues (future outcomes) are eliminated.

The best thing from a business point of view is that neither folk can gain access to either contact information. Meaning, the hosts cannot directly contact and receive a direct booking. Thereby skipping the 3% commission to be paid to Airbnb. To avoid such occurrences, the contacts of both parties are masked. All communications remain open for Airbnb to monitor and scrutinize.

Airbnb protects travelers with sudden cancellation by hosts
The worst thing a host (home owners) can do to drive away customers is cancelling booking at the worst possible time with no rhyme or reason. Guests have to spend more time researching the second best accommodation and it’s a bane.

To avoid this, Airbnb has created a host feature called ‘Superhost’. There are certain criteria which act as eligibility to allow a regular host on Airbnb become a Superhost. The gist is this – if you are to become a Superhost on Airbnb, you got to pick up all the bookings you get.

What’s the advantage? Being a Superhost comes with special treatment. Superhosts get priority customer support from Airbnb for disputes and issues. Properties hosted by Superhosts can be filtered to be showcased on the Airbnb site and mobile app. And to top it off, Airbnb offers a USD 100 coupon to Superhosts to be used on any Airbnb property when they travel.

Airbnb also conducts exclusive community activities where they showcase upcoming features and news about Airbnb business itself. And guess what, Superhosts get an invite to all these exclusive events for free.

Airbnb protects hosts from sudden cancellation by guests
The other scenario of cancellation is when the guests cancel the booking – this leaves little to no time for hosts to find another booking. Guest cancellation becomes a nightmare for hosts during peak travel season.

As guests find accommodation at a lower price they cancel the existing booking and move on to better alternatives – price elastic.

To tackle this, Airbnb has created a three tiered cancellation policy – Flexible, Moderate, and Strict. This acts as a guideline for guests to plan and execute cancellation, else they will incur penalties.

Airbnb provides a platform of trust and security to homeowners
Many people with additional, unused or underutilized properties have become successful entrepreneurs because of Airbnb. However, many times the home owner doesn’t live in or any where near their properties listed on Airbnb. As a result, home owners can’t engage with and keep an eye on guests at the property.

To protect properties from damages caused by guests, Airbnb offers a USD 1,000,000 insurance. This way, home owners can trust the platform and open up to travelers from anywhere, peacefully.

Airbnb has the numbers, why would property owners sign up with you (on your Airbnb clone)?
When there’s already an Airbnb, why would property owners choose to get listed on the clone you are willing to build?

This is a million dollar question.

The answer is in two parts. One, you need to differentiate your value offerings from a behemoth like Airbnb. Create or cater for a specific set(s) of accommodation varieties. You many choose to list on properties suiting business travel, or wildlife travel (properties close to forests, jungles, and national parks), or medical travel (properties close to hospitals and universities). Start small, build slow.

Two. A property wouldn’t mind listing his or her home on as many websites and platforms – purely to get more bookings. For a property owner, all that matter are bookings and revenue. They won’t mind distributing their inventory on multiple platforms.

Besides these two points – which are pretty straightforward, you also need to offer security, privacy, and transparency to property owners who get listed on your Airbnb clone. This is where you boost consumer confidence and eventually scale your business.

In this post: we look at Airbnb’s business model. And we assess the potential of creating a similar business using a clone script called RentRoom. And finally we look at the main features of a clone script which are absolutely necessary.

What is Airbnb’s business model?

To simply put it, Airbnb is a website or app which lists vacation homes and properties. It allows travelers, like you and me, to search for vacation homes with amenities like a hotel. We could also say that Airbnb has democratized the accommodation industry.

Airbnb was launched during a massive recession in 2008. The recession didn’t stop people from traveling (especially for business), however it just made it difficult to pay for expensive hotel rooms when a simple, budget experience would have sufficed.

The concept of budget hotels was not introduced by Airbnb, this existed for many years. However, the trouble was there weren’t many budget hotels to accommodate the growing list of travelers who wanted pocket-friendly lodging.

This is where the founders of Airbnb saw an opportunity in San Francisco. They looked at three parameters;
High cost of hotel room rents
    Many homes with unused rooms
The growing demand for cheap and a more personal accommodation
<ul>San Francisco is a posh city (most of it), especially with its close proximity to the silicon valley. Houses in SF have lots of rooms. Where most of them are turned into vanity spaces or remain completely unused. Home rents in SF are incredibly high. The founders of Airbnb, Brian Chesky and Joe Gebbia could not afford the rent for their loft apartment in SF.

Chesky and Gebbia came up with the idea of putting an air mattress in their living room and turning it into a bed and breakfast. The goal was to make a few dollars of income. In February 2008, the company’s third cofounder Nathan Blecharczyk, Chesky’s former roommate, joined as the Chief Technology Officer and the third co-founder of the new venture, which they named AirBed & Breakfast.

They combined their technical expertise and entrepreneurial spirits to create a website which would allow local residents to list their unused, under-utilized rooms. And allow travelers to book cheap room accommodation, when hotels were sticking to their pre-recession room rates. This worked as a masterstroke. By 2009, AirBnb had nearly 10,000 users and 2,500 listings.

This is where Airbnb stands today – per DMR:
    190 countries
    65,000+ cities
    150 million users
    640,000 hosts
    4 million listings
    $31 billion in valuation
    $3.4 billion of funding raised

How much revenue is Airbnb generating?

Since its inception Airbnb has raised $3.4 billion and has grown its listings and users like clock work on steroids. The above mentioned statistics speak volume about the success of the idea of bed and breakfast offered on the cheap, worldwide.

As of 2017, the amount of tax generated by Airbnb is a whopping $240 million worldwide. With an ever increasing demand for pocket-friendly lodging, there is room for more such platforms like Airbnb.

Can you replicate Airbnb’s business model?

Now that the Airbnb (bed and breakfast) fever has spread across the world, there is always demand for platforms to bring pocket-friendly accommodation and travelers on a single platform.

In the total travel traffic and revenue generated, Airbnb represents a small part. This goes to show that the travel and tourism industry is ripe for disruption which puts the service providers and consumers at the center.

If entrepreneurs can create unique lodging services at the right cost and market it wisely, there is always scope for new entrants.

How to create a platform like Airbnb?

The founders of Airbnb had to sit and write code to create their flagship website. And they have perfected and innovated the platform since the day of launch. So, if you want to create a business like Airbnb, then there is no need for you or your team to sit and write codes.

Like any website template which has to be created once and can be used any number of times. Similarly, Airbnb’s fundamental code can be cloned and be used any number of times. The best thing about using a clone script is that it comes packed with features which would take a large team and a lot of time to build.

RentRoom is one such Airbnb clone which has been written with all the features, security, and data privacy. You don’t have to hire a team nor spend a lot of money, all you gotta do is download the clone script, install and customize it to your heart’s content.

The past year has seen plenty of new trends that will have an impact on how the industry will shape up in 2020. Europe accounts for 60% of all vacation rental properties, the U.S for 20%, and the rest of the world for the remaining 20%.
New third-party tools and technology that streamlines hosting services are gaining momentum.
It is predicted that millennials will spend over $1.4 trillion on travel alone by 2020. They are more likely to choose short term rentals instead of a hotel for their travel.
Trends that will influence the vacation rental industry in 2020
It is expected that the vacation rental industry will continue to transform and become more popular as we move into 2020 and a new decade. With that said, let’s look into the rental market trends of the vacation rental industry and how it might look like in 2020.

Vacation rentals will topple the hotel industry by 2020

While initially, travelers were hesitant to try vacation rentals and hosts were reluctant to allow random people to stay in their personal space, vacation rentals are transforming now as a major business as travel trend changes. Back in 2015, Hilton said that they believe it is relatively impossible for peer-peer marketplaces to pose a major threat to hotel groups. But, it seems like the scenario is changing.

Every year the vacation rental industry is growing double in size while hotels are growing only by 1%-2% every year. This huge difference in figures indicates that vacation rentals will overtake the hotel industry by the end of the 2020s.

Unique accommodations will rise

The variety of vacation rental rentals and unique accommodations are rising over the past few years. Nowadays peer-peer vacation rental platforms aim to offer unique staying experience. For example, Airbnb offers unique stays in igloos, tiny houses, bubble domes and tree house which deliver a different experience to travelers altogether.

In fact, reports say that over 71% of millennials prefer staying at non-traditional vacation rentals when traveling. If you are running a vacation rental platform, consider incorporating unique accommodations to your platform so as to offer an out-of-ordinary experience for your guests.

Millennials will influence the vacation industry

Millennials in the age group of 20-34 years are the most powerful and influential customer group of the vacation rental industry. They love to immerse themselves in other cultures and behave like the locals when in another country. Hotel accommodation is not capable enough to offer such a kind of staying experience for them. But, the vacation rental industry well caters to millennials in offering fast and efficient listing and booking system.

The millennial generation has grown up with the latest technology and hence demand convenience in everything they do. They demand convenience and real-time information at their fingertips and they demand that vacation rental is at the forefront of technology usage as well. From booking a vacation rental to making the payment for it, the entire process must be easy to complete on a smartphone in just a couple of minutes. Hence, to satisfy the needs of millennials it is important for vacation rental platforms to be tech-savvy and incorporate the latest technologies in their platform to make the whole process of booking vacation rentals convenient and effortless.

Technology will play a significant role

Technology is an integral part of every facet of the modern world and the vacation rental industry is no different. The use of modern technology in a peer-peer vacation rental platform to make the booking experience seamless for both guests and hosts will continue to expand in 2020 as well. In 2020, there will technical solutions for every aspect of vacation rental management. Some of the aspects of vacation rental booking made easier by technology is communication between guests and property owners, security issues, online payment, instant booking, etc.

Vacation rental platforms can use machine learning algorithms and AI to develop a deeper understanding of images to offer better matching to guests, improve review using natural language processing, support more advanced search using technology to make it convenient for users to get the most out of the platform, and leverage a lot more with technology.

Instant vacation rental bookings

There is one key factor that makes many vacation rental platforms highly demanding- Instant booking. Most travelers these days are exclusively browsing for vacation rentals that allow them to book rentals instantly. It gives travelers the confidence that they won’t miss out on their dream vacation rental due to slow response time.

Above all, instant booking is more common with hosts on popular vacation rental platforms like Booking.com and Airbnb as these platforms allow guests to book vacation rentals directly. Instant booking is critical for last-minute booking as users want their booking confirmed instantly. This is exactly when the instant booking feature plays a significant role in increasing conversions in any vacation rental platform.

Peer-peer vacation rental platforms will be the ultimate choice for rental owners

With the emergence of peer-peer vacation rental platforms like Airbnb, most vacation rental owners are choosing these platforms to manage their rental properties. The choice of the listing site has a significant impact on the success of vacation rentals. It can greatly impact the rental owner’s ability to receive bookings. For example, Airbnb is an affordable choice for most vacation rental owners as it takes only a 3% booking fee and delivers a great traffic volume.

Another reason to choose such platforms is that in case of any issues, vacation rental owners get a quick response from these peer-peer rental marketplaces as they function as an efficient community. As vacation rental platforms will help property owners to oversee all areas of their listing to maximize exposure and revenue, this trend will keep growing in the coming years as well.

Mobile booking is on the rise

Without any doubt, anyone can say that mobile browsing and buying through mobile phones is on the rise. According to Criteo, over 80% of last-minute bookings in the travel industry are made on mobile devices. Hence it is important for vacation rental platforms to optimize their websites for mobile devices to grow their business.

Having a mobile-optimized vacation rental platform facilitates guests to search for accommodations easily, communicate efficiently, and book their stay and trip via their smartphone which leads to quicker conversions.

Now that you are familiar with the vacation industry travel trends to watch out for in 2020, you will have ideas and know what to look out for in the new year. Your vacation rental business can adapt to these rental market trends and by planning your marketing strategies around them, you can attract more customers overall.

In this rapidly changing environment, technology will play a significant role than ever in the revolution of the vacation rental industry. Vacation rental platforms must ensure that they use robust technology solutions that allow them to grow their business to stay competitive in the dynamic industry of vacation rentals.

Traveler expectations are evolving

While this really is not a technological transformation, the evolution of traveler expectation has given rise to many significant technological advancements. Different generations crave different services when it comes to booking vacation homes. These days, millennials travelers prefer taking short and spontaneous trips and booking such trips is much easier and affordable with vacation rental platforms. Today’s travelers also expect high-quality listings on vacation rental platforms like Airbnb. They like to see high quality, real pictures that make them feel like this is exactly the vacation rental they have been searching for. Young travelers are now comfortable with a simple check-in process and expect technology and connectivity through from booking to checkout.

The efficiency of processing bookings

In the transaction pricing model, both hosts and guests have to pay a commission fee on every booking made.

Although vacation rental platforms take a share from booking profits, a lot of that money is used to attract more users and thereby drive more traffic to the platform. This pricing model also allows property owners to list their properties on multiple platforms as they don’t charge until booking is confirmed. In this way, property owners gain more exposure and have to pay at the time of completing a booking.

Efficient ways to avoid double bookings

Earlier when property owners received a booking request, they had to manually update their schedule and availability on each listing business website to avoid double bookings and last-minute cancellations. Today, vacation rental platforms centralize all bookings and allow property managers to manage their bookings from a single place. Considering the fact that the Blockchain system is decentralized, the information within the system will be more transparent, trackable, and secure. Finally, Blockchain technology efficiently simplifies payment processing using cryptocurrencies. Being a global ledger, Blockchain technology also reduces the difficulties in billing and online transactions with credit cards. Additionally, Blockchain can also assist vacation rental platforms with managing loyalty programs allowing users to receive more profitable offers and deals.
